Tinapa Senior Living

Wealthcraft Partners delivered site-civil and paving improvements for Topchoice Home Builders LLC at Tinapa Senior Living in Atlanta, Texas. The scope included asphalt mill and overlay and seal coat of the parking lots, a trail of about 1.5 miles, 1,780 square yards of new concrete sidewalk on lime-stabilized subgrade, earthwork and fine grading, construction of a 100 cubic yard detention basin, and adjustment of storm drainage structures. All sidewalks, ramps, and trail connections were built to TDLR accessibility requirements, and disturbed areas were restored with topsoil, hydroseed, and sod.

As prime general contractor, Wealthcraft Partners LLC managed the full construction effort, from permits and submittals through closeout. We prepared and maintained SWPPP and TPDES compliance on a site disturbing 1.5 acres, developed a licensed-engineer traffic control plan for work along Fox Street, and coordinated with the City of Atlanta Public Works and private utilities to protect existing utilities and overhead power lines. Our superintendent held daily safety briefings and weekly owner meetings.

The project was completed in 45 days against a 200-day contract time, with a final amount of $503,922. Drainage issues on the site were resolved through the first major storm season. Zero OSHA recordables.
